Infrastructure & Utilities

  • Electrical: Fully buried electrical design (Brownsville PUB).
  • Water/Sewer: Municipal water and waste water infrastructure installed.
  • Drainage: Storm drainage infrastructure and retention wall on Lake boundary complete.
  • Streets: 28-foot wide paved streets.

Lot Specifications

  • Zoning: Residential Single Family.
  • Setbacks: Standard city setbacks apply (refer to plat map).
  • Soil Conditions: Geotechnical reports available upon request.

Construction Guidelines

  • Architectural Control: All plans must be approved by the Architectural Control Committee (ACC).
  • Minimum Square Footage:
    • Homes adjoining the Common Area Lake must contain a minimum of 2,000 sq ft of living area.
    • All other homes must contain a minimum of 1,800 sq ft of living area.
